There is a ton of DD to do on a MF property, are you doing an environmental study, a reserve study, analyzing the T-12, market study to show there is room to increase rents (of course every seller states rents are underpriced)... 

This is my personal opinion, which probably won't be popular.If you are worried about the cost of hiring an attorney to create a proper operating agreement for your LLC, you probably don't need an LLC, and if you choose to use an online site to create an LLC, you probably get the protection you paid for.

I really wish I had seen a detailed review of Foundation Property Management (FPM) or TurnkeyInvest here on BiggerPockets before signing on with them several years ago.

Was it difficult collecting rent as a landlord, during 2-hour long gas lines? 

The current property is propane-only, and while natural gas is available, the cost to bring the line is around $40K–$50K.

It also cannot be on a land lease.  

Would anyone care to recommend a bank, credit union, etc that will do a HELOC on an investment property?
