It's possible you could bring other charges with the state real estate commission but I don't see ethics being one of them.At least that is how it works in my state of Georgia. When you agree to be a REALTOR and join NAR you agree to their Code of Ethics and agree to any sanctioning based on an Ethics violation or otherwise.I think the key will be how long this tenant has been paying the 50 dollars. If it is just one month and they claim an oversight in getting to you the funds then that is possible. If however this undisclosed rent has been "open and notorious" for many months that shows willful intent and non-disclosure by the PM company and I think you would have a stronger case. This is not legal advice and I am not an attorney just thinking out loud.

Some forums I have found are not oriented toward REI or are not very well participated in (or frankly, the moderator isn't hammering on the personal attacks which makes you not want to stick your neck out with your personal opinion).I have used a password tool for many years and recently had to upgrade when I went to Vista.

Companies like Zillow, Trulia, Redfin, etc. They've also attempted to broaden their services with recent introductions on things like Zestimates (essentially an online assessment of value) - and again, they are notoriously wrong in many cases.Realistically though, real estate is really local.

And financing small properties (<50k) is notoriously difficult with any lender. It seems you would want:* A diversified roster of lenders - 15 or more preferably with $100k+ each to invest (meaning a total asset portfolio of $400k+)* Work with their fee-based financial planner if they have one, or recommend they utilize one, to fit this lending activity into their planning process.* Use 3rd party loan servicer with escrowing* Facilitate cashing out lenders early by matching with other lenders.
