While I wouldn't give a tenant a discount for stating they will stay longer than one year I wouldn't entertain renting to another tenant who is guaranteed to be a short term tenant for a nominal increase like this one.

I do a title search and mortgage verification on properties I'm purchasing, but only once the deal is ready to be finalized, so the cost is nominal.

I expected to pay the first month rent to get a new tenant but when it’s just admin work of sending the existing tenant basically the same lease and getting them to sign it, I can’t justify anything more than a nominal amount, especially when I’m paying them 8-10% each month to manage the property.

This chart has monthly prices...if it was year over year prices, it actually is even more prominently shows an upward curve, as we have only seen 2 instances of nominal price drops. 1991, and the great recession.

Not frequently enough to influence their choice in real estate or AirBnBs.Secondly, and this goes back to my first paragraph... anybody willing to make a 2-minute hop in an air taxi is easily going to be willing to make a 3- or 4- minute hop in one, because the difference in those two prices will be nominal.

You also might be able to get away with a once a year Christmas card that has a $25 (nominal amount) gift card to a decent restaurant to thank them for their business.
