There is other actions the trust does than just investment real estate, hence the separation of LLC's. 

They saved up money.

Of course most GPs have personally put in money to keep the deals from sinking.

It is a ton of information but if you take action on all of it you will grow your business. 

If a person owns a rental property in IN and if something happens on that property, the cause of action (lawsuit) would go before a court in IN, with an IN judge, citing IN law.

There are a lot of quirks and oddities in Louisiana law where the current tenant can assert that they have an implied agreement that they can pay late, stay X months without a lease, do whatever action, etc, based on what the current landlord/owner has allowed and told them in the past.

I am taking action everyday and hope to close on a deal soon.

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action
