Deste modo, as alterações dão uma proteção extra aos inquilinos com mais de 65 anos ou deficiência igual ou superior a 60% que tenham celebrado contratos antes de 1990.Esta proteção aplica-se nos casos em que houve falta de informação ou de resposta às cartas de atualização das rendas, quando entrou em vigor o Novo Regulamento do Arrendamento Urbano (NRAU), e que viram o seu contrato a passar para cinco anos, correndo agora o risco de serem despejados.Se os inquilinos viverem há mais de 15 anos na casa – o que poderá ser comprovado por atestado da junta de freguesia – o contrato só pode chegar ao fim se a casa for demolida ou sofrer uma obra profunda que obrigue à saída de quem lá vive.Há ainda outra medida que visa proteger os idosos e deficientes, nomeadamente aqueles que assinaram o contrato de arrendamento entre 1990 e 1999.

(Bad credit is phone bills to collection and visa often late).The exit strategy is repay the property tax and put on mortgage on an 15 year amort so it will have at roughly 75% LTV in 2 years and refinance with a MIC.My concerns are as followings:If they do not pay I will either lose roughly $20,000 assuming an exit price of $130k or own a property (it's a duplex) that would have roughly IRR of 8% on a 3 year hold in a town that I do want want to own a rental in.The borrowers have enough money to pay as things are now.

Nathan;Assume by conventional you are referring to bank financing.The short answer is there is one answer, for example it may depend on Location of the property (state and MSA)if the investor has a green card or investor visa Property value and loan. loans over a $1,000,000  are easier to secure loans i.e. bank, Freddie Mac, etc..

You want to talk to your CPA first and foremost you don't want to get in a situation were your deemed a dealer and lose your cap gain tax advantages.that said a take down schedule like this is common in the industry.. although CA usually a million dollar property is not a lot.. vis a vi development ground.. and builder developers there usually stroke a check if needed.I suspect though if your going to sell it in phases.the land would be split into 3 phases and you deed out each phase as he pays if off.. but not individual lots that were your CPA can advise you on dealer status.its common though in these scnerios to have accerlated paymentso you have  3 phases  333k each... you sell first phase for  400k.. second phase for 400k last phase for 200k.. this way you get a premium if he fails to buy the rest of the dirtalso in your contract make SURE you demand that all work product engineering soils geo tech that type of stuff is once paid for your property as well.usually in vanilla real estate transaction on the west coast I don't recommend or see the need for a lawyer but in this case I would find a good real estate lawyer tell him these basic terms and things you need then let him prepare the contract.. hope that helps.. and assuming the dirt is in CA.. of course.
