I own and manage mostly class B and B+ single family homes and condos, but I have heard that evictions have ticked up in class C, that’s one of the problems with chasing cash flow is getting into class C and dealing with a tenants that are not as well qualified and higher risk of default to begin with.

For example, if you wanted to sell property A to pay down the mortgage on property B, instead sell BOTH A & B and 1031 exchange into a new investment property C!

They signed the lease in March 2024.The first time they were late it was a couple of days past the 1st but within the 5 day grace period……Ok.The second time, they notified me on the 5th that they wouldn’t be able to pay until the 12th.
