@Jennifer Ryan I would make sure they have experience in the area where you invest and that they mange the same type of property you own.

I would speak to your local humane society for animals to test the dogs level of aggressiveness and mange the situation from there. 

@JoJo Tucker we self mange our vacation rentals in Austin.

However, I also see companies advertising a more "all-in-one solution", in which that single company provides all of the services and investor would need to take a distressed property into a fully-rehabbed, rented, professionally manged investment.I'm wondering what experiences you have had with these all-in-one companies?

Both properties cashflow, and I mange all four units from here in CA.

There's probably a few more.Pitfalls and risks can be manged but not eliminated with good LO documentation and good landlord tenant management.
