Grow wide first, then deep (pay off)- your little expenses add up fast

I am currently located in The Bay Area, California and I am little nervous about  investing out of state but I thought I would give other cheaper markets a shot other than my backyard which is expensive.

Hello, We have a triplex in a lower-income neighborhood in the Tampa Bay area.

He was happy he was getting a good steady rent check and know his property was well taken care of, and I was happy I was able to Airbnb with less expenses than had we owned the place. 

That means their pricing tool is designed to price beneath the rest of the market, which drags the entire market down, especially when combined with their algorithm changes a couple years ago that made pricing (IE lower prices) the #1 factor in ranking.Even if you use an external pricing tool, it gets dragged down by the people using Airbnb's pricing. 

Rent, Expenses, NOI, Cash Flow, COCR, Cap Rate, Market cap rate. 

I had one investment in a syndication that would have been a total loss however the sponsor made good and repaid principal . so 3 year no return.. which is just fine by me personally I am not one who goes crazy if the return is lower or does not happen to me its principal i care about.. 

Appraisers are using MLS data and often it is lower than actual rents. 

If I secure renters and show a lease agreement and deposit can I get into lower interest rate mortgage?

Advice: - learn to underwrite expenses.
