I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

The benefit here is that I cannot get behind on taxes and if I fall on hard times and my buildings are empty, my rent payment is based on my income, so I guess that is attractive.

While the terms on the assumable loan and seller carry are attractive, confirming NOI, expenses, and lender terms is essential to ensure it’s a viable and profitable deal.

So now I'm thinking flats or small houses in towns that would be attractive to multiple markets (potentially expats, tourists, students, locals).1. 

While the idea of owning internationally is attractive, in reality it tends to be much harder to buy property in other countries (especially European countries).

What attracts people to Las Vegas?

For example, unsanitary conditions that will attract pests.

It is hard to really keep up with those kinds of trends unless I budget 10k a year in updating the property which I am not going to do.I participate in our local council/mayor meetings.

If let it get outdated and go into disrepair, well, that will dictate the clientele we can attract right.
