There are some pretty interest rules to it but you can keep that VA loan on the home that you currently rent, and then get another VA loan on a different property at the same time if you fit these parameters...and bear with me, these are going to sound a little strange.The first element is that your VA loans have to be in the separate "pools" or "buckets" concerning the loan limit.

The missing element is the amount of work (in dollars) required to bring the building up to your standards and how that might (or might not) distort the numbers.This is a very old building, so be prepared for higher than normal repair and maintenance expenses.

That is another element I was in question about, with the need of a "corporate guarantee".I just offered on a Dairy Queen with a 15 year lease NNN, $530k purchase price, 7% cap...but it was a single franchisee owner and NO personal guarantee.

the likelihood of penfed   or even the  new proposed lender  allowing the  HELOC  to  remain in place is  low due to the fact the property is an investment  property and not your primary  .....if this element is  crucial  to your decision- focus on figuring this out first if keeping the heloc in place is not  crucial -  I would recommend  refinancing the  the  20 yr fixed  versus the  15  and  just pay additonal as you want to if you dont have a  heloc on your home in the burbs , I would suggest trying to get a heloc on this property  and not count on the  rental heloc
