There are probably going to be other posters that endeavor to layout paperwork suggestions so I will leave something for other keyboard heroes. :-)With that being said what you were doing is definitely a gamble.

I do not know the layout, but believe 5 units is the worst unit count.  

You can also focus on trendy areas like Ohio City, Tremont, or Detroit-Shoreway, where people want to be.When it comes to the property itself, you don’t need anything huge, and you don’t need to go overboard with the layout or expensive design.

If you're looking for the first or next house hack this year, then you're probably doing a lot of research on areas, strategies, layouts, etc.

Etc. 3) Lay out expectations and responsibilities very clearly and in writing from the beginning.

People are going to focus on the number of beds and baths and price when looking at the ad (and photos) and the layout when they come to view it.

Layout of bedrooms is awkward.

There are other considerations that may still make it impossible to permit the construction of the building even  if the by-right use permit is obtained and its important to have an architect closely examine how the proposed floor plans will layout to confirm egress &  bedroom windows + localized zoning overlays along with a  number of other factors.
