Hello Biggerpockets,I’m in the process of closing on a house in Killeen and wanted to know if anyone had a painter, tile guy and a foundation company (pier and beam) that they have used in the past.

You can assume I'm laser focused on this goal and can compromise and hustle. 

@Dustin Beam whatever happened during the crash of 2008 is not an indication of what could happen in he future.

Only making 5,000 dollars feels like a defeat but it made me realize that I need to develop a laser focus on what I hope to accomplish. 

There was dead air space at the front due to no foundation ventilation.Damage- the front sill and sub floor, the center beam, damage under some old plumbing at the rear center; tube scarring on numerous floor joists.

I live in Durango, Colorado and am thinking of putting in an offer on a home that has a foundation made of wooden beams and large rocks. 

I also put in the engineered LVL beams to open the old curved wall.

In playing with the numbers I see a huge difference in what is asking price ($199,999.00) is and what my max offer should be. Am
