Although I probably get killed on transaction fees which is part of why I am not pulling the trigger (along with lack of time to execute well).There are games you can play for increasing your returns in the stock market (sector rotations, rebalancing, being a good company picker) but you lack operational control. 

These problems often occur in vacant homes due to lack of ventilation, climate control, and regular inspections.

Stessa has ALOT of potential, BUT the execution is lacking and leaves me very frustrated.

I would acknowledge the price has been attractive and there has been no escalation in costs so far, however long wait times even after permitting is completed coupled with lack of transparent communication and doesn’t provide much confidence to investors.  

Based on the excessive amount of hours spent and the lack of prior authorization as agreed upon and taking into account our prior communications regarding minimum acceptable owner distributions, I must insist at least the labor portion of the repairs be refunded.

We haven’t even talked about the lack of ice make which is probably just as bad.

From what I’ve seen, that maturity and experience is sadly lacking in the “community”.

Now, youre under the gun on a refi needed to finance another purchase and the loan you were counting on isnt - and never was - available to you because of an error that wasnt caught due to a lack on internal quality control.
