The US multifamily model is pretty much limited to the US and Canada.Based on the little that you mentioned, I'm not sure how you could find such financing.

The STR model is, potentially, the only way to achieve any net cash flow, even if modest.  

So the syndication model is not true?

For me my accumulation mode of RE is done.

The tenant is not as much focused on rent when they are strong regional to national in nature but the best spot they believe drives the most sales and profit annually.It's the lesser quality smaller tenants that are more sensitive to rents because their model is not often proven with scale or over time as much.So you have to know what you are buying and what to do with it.I buy same stuff for cash but I am the GP on the syndications and my LP's put in minimum 200k per deal as accredited investors.To convert the bank to medical would be very expensive.

Location is improving several years ago hurricane Michael decimated the place and is in rebuilding mode . 15 minutes from Tyndall Air Force base and I’m keen on the 5 billion dollars that are being pumped into the base along with thousands of new people moving to the base .

The thing is their model is PREDATORY upon ppl that desperately want an opportunity to earn more money.

While I think my broker may be misinterpreting the business model, I still understand what you are saying about rules and laws changing over night.

While a 3.5% return seems low, the buyer profile for this asset was individuals in wealth preservation mode.
