GC in my area cost 10% of the total and I would say that is worth it for what they provide, but if you have the knowledge and willingness to be on the phone with subs (and spend a lot of time on site) you could save that by DIYing it.

Nothing but "pump you up" mindless enthusiasm with nothing showing they have any semblance of knowledge. 

Your knowledge in construction, design, and different strategies will be a big help to the community.

The lesson to me is jurisdictions can make the permit process to be painful, requiring tribal knowledge.

Mistake #3 was not having knowledgeable people around to be able to ask questions.

It could be a nice opportunity however I would be certain they will want you to make up the difference between $250,000 and whatever is left on the mortgage which btw in my opinion should be done with lender's knowledge and approval. 

I've gathered more knowledge than I can implement with all the BP content and other materials, lol.

Especially now that consumer awareness and knowledge is at an all time high, expect the consumer to arrive at this same conclusion and ultimately demand this.
