Some people are into the education so not knocking anyone who is but sometimes people max out their finances and are left with nothing in the tank or bank to actually suceed.

The 1st lienholder, being JPM by the sounds of it, is within their right to foreclose and will knock the HOA buyer off title. 

We not talking knock-off product's, this IS how the entire industry operates.

Or one may have to spend tens of hours, driving around (and paying for gas/insurance/maintenance of the car), posting signs to get leads (and those signs cost money too), knocking on doors, going to events to network and etc.

FWIW:  door knocking and talking at the front door is best for pre foreclosure.

The Vanderbilts who were as wealthy as the Rockefellers at the time did not use this strategy and eventually their net worth evaporated due to many things.Unless you have a license to sell life insurance and know how to structure the policy for the client's goals, you shouldn't be knocking products that can and do benefit MANY people -  especially those who have maxed out other tax deferred accounts.By the way fees are paid over the life of the policy, not all up front.
