@Sundri KhalsaMay investors find it more difficult to cash-flow with a condo because they may potentially have high monthly fees.In general it is hard to cash-flow in areas of close proximity to NYC.However, I find it hard to believe that a Condo is selling for as low as $270,000 in Jersey City.It is in the west-outskirts of Jersey city towards Journal Square?

If you're on a budget I'd consider the old part of Elk Grove or Oak park (for our purposes Oak Park = Oakland...nice downtown, near the grid, but still a long way to go).Not familiar with Costa Hawkins, but Sac Business Journal and other local publications interview county decision makers who, at least publicly, say rent control is not a likely option.
