For most out of state investors Vegas isn't the answer it is similar to the inland empire but more isolated from the job centers in LA and Orange County (ie if you live in Vegas you work in Vegas)  I encourage you to look at both and possibly other markets, but if you are counting on appreciation and are planning to hold for a long time Prop 13 in CA is a nice thing to have.

Aaron McCarty if you look at the formulas/metrics in isolation then the numbers don’t mean much.The formulas/numbers is all relative, especially as everyone/business has different goals and risk tolerance.Compare the results to the alternative, example: compare the historical stock market return on blue chips to an A class area.

However when the plumber was their he tried to isolate the water inlet to the condo and it wouldn't stop the water! 

I think either option result has little effect on the retail market as a whole, it will be relatively isolated to the under $100k market (Milwaukee specific). 

Turn key operators in warm belt states there is just not enough inventory for a viable business model unless it is at much higher price points than cold belt.Cold belt states tend to give off higher cash flow at lower price points but in general the growth patterns and appreciation levels are more isolated.

Sometimes, if it's an isolated incident that causes the bad credit rating, they can work with you.

Sounds like you have had a couple bad interactions, having worked in a big 3 brokerage house in two different cities I can confidently say your experience is isolated.

If the problem is isolated to one fixture (sink, shower or toilet), it could be a local issue that could be fixed local to the fixture, but that is likely a short term fix as the other fixtures will continue to have low pressure as corrosion and scale build up.
