If you are unwilling to evict them out over this infraction, then wait out the lease and do not renew it.Whatever you do, don't make threats you're unwilling to carry out.A LOT of landlords here on BP like official letters as a means of communication.

(Be cautious about having inspections ordered because if the inspector is not on your side they will FIND infractions on your side).Talk with them, email them and always provide copies to them of any notices that you provide to the tenant.

If the Due on Sale ever comes up the bank gives you time to a. refinance b. transfer it back to your folk's name c. give you paperwork to assume the loan d. you can sell the property e. you can get a hard money loan to cure the infraction

@Ben Freiermuth nearly all college students I run have credit history, and some criminal history comes up as well (minor alcohol type infractions).I think you're getting bad advice from any landlord that tells you it "might not be worth it to run".

I succeeded when I had my issues by having a very hard line about... if there is an issue with legal infractions, please call the police if there is an issue with parking please notify the HOA.
