Shills and Influencers don't have updates because they are not actually doing anything but promoting.

Painting has started on the interior (Benjamin Moore - Smoke Embers in case you were curious), as has flooring and lighting.

Recently, I've been following some of the influencers on instagram who are posting their heavily cash flowing properties. 

There is no given answer here, because the whole property needs to be relatively consistent.Kitchens and baths are the common answer, but if they are passable and you choose to invest in them anyways at the expense of peeling paint (or off putting exterior color) and overgrown landscaping, the appraiser and tenant will be walking up with a bad taste in their mouth, thereby not valuing the interior work you have done.But think about the general flow of someone looking to rent: more bedrooms will typically dictate more rent.  

Some cities use city employees, some use third parties, some require exterior PoS only (Maple Heights is one of these), some do exterior and interior, while some require exterior and offer interior.  

Do they take pics of interior at move in and have tenants sign each pic? 

Their entity structures are most greatly influenced by business development, venue for securities related laws and taxes, none of which are relevant.
