Also try and join your local PIA (Property Investors Association) they form a network of 20 associations around the country that are part of the National Property Investors Federation (which just had its annual conference in Auckland).

Yes, associations can be a PIA, they can also function very well, with low fees, but than properties are that way in general.

Any tenant that would have an issue with these floors is going to be awfully picky about everything else too, and might end up being a real PIA.

I let my best tenants pay a little under market rent, my mediocre tenants have rents near market, and when I have bad tenants, their rent increase puts their rent above market rate to encourage them to become someone else PIA.

You are wiser than you probably realize by spotting early on that a few hundred bucks a month in cashflow is not going to make you rich ... so many newbies dream of stacking up 50 units at $200/mo cashflow and think that that is how they will strike it rich ... even if that works, sounds like an incredible PIA to me.
