My thoughts are that if it’s in good enough shape I can sell to a consumer buying with a mortgage company or if needs work sell to an investor for a discount to make a profit.

When the flat valleys were consumed by people, they like idiots, Developers  started building where the fire danger was higher.

Even if the units you tour aren't the one you eventually buy, walking around the area and getting a feel for the property types will help you be a much more informed consumer when you are ready to pull the trigger. 

This can be time consuming and frustrating to keep track of.

I highly suspect you folks have never ever been through any kind of civil business litigation and have no clue how expensive and time consuming it can be..

Same on the rental side- demand- will be low, so you have to take on less than desirable tenants, which are costly and time consuming. 

Also, our cleaners will report property issues to us through Breezeway and we manage all of the repairs and consumables.  

The process has been and continues to be very time consuming as counsel is conducting due diligence, and has requested and is assessing a substantial amount of information.

I do both an email and a phone call I usually email first and do a phone call to ask if they have a phone number.Thank you for the advice, I understand the lack of creating equity but I feel like all I'm doing is the same as any other buisness which is getting a product, repurposing it for a consumer, and selling said product/service.
