but generally - new accounting and property tracking softwares fall short in one of two places: 1) they don't actually generate financial statements that a CPA or Lender will approve, or 2) They can, but the learning curve is so steep or convoluted it's impossible for you to get help if/when you need it (I imagine this is why this thread is a little slow right now)Have you asked your accountant what they think will work best?

Flipping is very hard without capital and experience (i.e. impossible) because you would have to rely on contractors who know you are new and will take you for a money ride while your hard money turns over in its grave.

There are opportunities to start investing in all the areas you said, fixing them up may not be the best route to go at first just because that takes a lot more getting used to in the market (in my opinion), not that it is impossible, just a better route to take for your first property.
