we dont mind working with knowledgeable agents but man the ones that are new or never sold new construction are just horrid to work with most of the time.. they simply dont know what they dont know and just create a lot of unnecessary drama in the transaction.

Southern impression is primarily a single family home builder and their floorplans are all too large for profitability. they are overbuilding each unit and adding unnecessary things like garages that don't get you any income and only drive the construction values up. a garage on it's own isn't with much more than what it's built for and doesn't really add to the equity gain in new construction

If you are using a DSCR lender that is asking for a 1003, that is a red flag to go elsewhere for a better experience and usually better terms.Experienced brokers know where to go for the best overall client experience as well as simplest guidelines so get the deal done quickly and without trivial conditions imposed by the many wholesale lenders that specialize in agency loans that want to offer DSCR just to offer it.
