Stainless for marketing purposes and buy the refrigerator without the water supply for ice, usually smaller units but they still look good and are big enough.  

Being without a fridge can be a pain, but they can also get a cooler and ice and adapt.

Don't count on appreciation, rather treat it as icing on the cake.

For example, the last sale I did, they required that I remove the brand new stainless fridge because it didn't have an ice-maker (they didn't ask for a credit or a replacement...just that I get it out of there before closing).Most of them are looking for 7-10 days of due diligence, so that could make double closing difficult, but I imagine they'd do it (I've never tried).

Anyway... having the ice cold steely eyed final arbiter has been beneficial in keeping my over enthusiasm from creating financial loss.

We personally have a whole house water filter by https://ecosoft.com/ in our just purchased house for filtering just cold water which we use for drinking, cooking, ice etc.

I'm an agent, so I'm not anti agent/broker, I just think there is a lot of housing supply frozen in ice because sellers need a real partner to work through various issues they have before they can sell.

Operating as a STR is icing on the cake.If just buying an already performing asset, I'd expect that to be baked into the price.

I've heard it said that cash flow is the cake and appreciation is the icing but it's been the exact opposite for me.

If they are really undocumented you can turn him in to ICE.
