LTR and MID term are hot now as well, we have more people that want houses than houses to rent to them.  

Curious what others are seeing out there—any hot tertiary markets still delivering those yields?

The zoning changes will make California a hot real estate market.

While you may be willing to live without heat/ac or hot water for a week.

I see window air conditioners.

This could depress rental rates which have fallen y/y by 9% in Austin and other formerly Hot Cities already.

And of course another personal Bias is I don't recommend anyone putting training on a CC unless your just looking to get air miles and you pay your cards in full every month..

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.
