the only thing that might need to be replaced is the roof (5 to 7 yrs left -barring hail storms).

sometimes, you get lucky and one of the really knowledgeable posters hails from your state, and can give you info specific to your situation.

There are plenty of shady roofing companies around, my personal favorite are the ones that chase storms and fix "hail damage"

Its a very basic policy but will give you coverage for fire, lightening, wind, and hail.

And some places have hurricanes, tornadoes, hail the size of baseballs, sink holes, known foundation problems, harsh heat in the summer and severe cold in the winter - all increasing maintenance costs.
