Personally, I'd NEVER buy a turnkey,  because our business model is focused on finding those "ratholes"  and making them gorgeous homes.   

I have some neighborhoods where I know the 'gorgeous big trees'  can be a big problem and I'm careful to get them out of there before they become a problem.But guess what?

You could spend $10,000 painting the house pink with blue polkadots, that doesn't mean the house is worth $10,k more, it might be worth $10k less after a paint job like that.

Someone had the cash...4 months later its gorgeous and all 3 apartments are rented out for $1500/month.

I LOVE taking the big guns down, turning around dropping my pink flower panties and moon them and say, eat my dust bishes!!

Most plots of land that are cheap enough to purchase look daunting. the terrain is less than Ideal, although views are gorgeous.

If I pretend that none of that will ever occur, I can claim an extremely low expense ratio today, but it won't reflect reality over time.On the other extreme, the big apartment building (the pink elephant) that I purchased in January has one apartment that has been vacant for a couple of years.

:lol: Also, another part of the sidewalk the guy installed these ugly pink fake brick pavers, and they are desintegrating. part of the sidewalk lets two inches of water collect when the snow melts in the spring, making it hard to walk on for about two weeks.
