Giving them a laundry list of items will typically just overwhelm them and create more confusion instead of giving them a smaller step process to get more confidence to get the ball rolling and then they can get into the weeds on their state when they get the contractors out there, have local bids come in, and dial in their plan. 

But wife didn't want me having a heart attack, so here we are. well for sure stay off the Ruben balls then. 

When you have 10 “little” properties with loans (Say $150-$200k each) and exchanging to either 1 big $2M property or 5 $400k properties to free up more “golden ticket” loans.

I have no interest in Golden Visas or the likes.

It's really not that difficult, only takes an email or two to the local creditor's rights attorney in the state to get the ball rolling. 

Whoever they are dealing with also dropped the ball and the buyers are full of something-everything was in writing and if they signed off removing the financing clause, they are on the hook to buy. 

I'm not interested in their golden visa program though, just from a real estate investment side of things.
