The Wichita market currently does not have enough supply to meet the buyers need.

Best decision I've ever made. 4-6% average annual appreciation rate, stable job growth, population growth, drivable to the Bay Area, close to Lake Tahoe, no state income tax, 4th lowest property taxes in the Nation, much more landlord friendly than CA, land constrained meaning limited supply, etc. 

This has happened all over the country and will continue to happen because we are becoming a renter nation and we will probably never keep up with the housing supply.

The increase of the money supply in 2020 is quite simply the cause of the inflation we saw in 2021-2023.

The seller can supply everything they used to market, pictures, ad copy, etc., but they cannot sell their AirBnB account to another person.

If I am reading correctly, they are simply supplying the money for the partnership. 

A supply and demand imbalance drives rents and prices higher.
