I haven’t gotten a tour yet, but based on driving by and photos of the inside, it looks ready to rent right away.

Avoid basing it on uncontrollable factors like taxes or insurance.

Most of the large lenders have affiliate programs and will teach you for free to represent them.

Pay the bill yourself, then reimburse yourself by charging the tenants based on a formula.

If you do choose to invest out of state, the best advice I could give you based on what I have observed running a local real estate group here for over a decade is build your own team.

If it's a roth IRA, you may be able to take out the principle tax/penalty free.

Or when syndication is struggling like it is move into the training business.there is huge money leveraging your on line popularity where folks will have an irrational opinion of someones bona fides based on SM media presence etc.
