I also agree that staging is a great idea for mid to higher end homes.

Depending on what you're looking for, you can get a "C" class type property that will rent for $750-$800 for mid to high $50k range and a "B" class that rents for $900-$1100 for $75-$85K.

This may be an option for mid to high class rentals, but they would probably not have the same issues with payment.

Market cap rates continue to push into the low 5%'s, and I'm seeing new & renovated buildings sell for mid-high 300k's per unit in the right areas.I'm happy to share some market data and offer opinions where I can.

Buyers are nationwide, sometimes international, therefore assets are not priced for the local guys, especially for mid-market assets and above.
