Nipton is a place out of time, a tiny desert outpost caught in a long cycle of flashy booms and extended busts, waiting for a new dream.

Right now I am avoiding spending money on these flashy wholesale courses because I feel fairly skeptical and, I don't know anyone whos done any of these course (perhaps its something I can look for on these forums).

Now is NOT the time to buy a flashy car, buy clothes on credit, buy a fancy watch etc. 

Preparation is not flashy.  

It's flashy in the beginning and quickly loses it's luster.

This is a solid market, but not flashy or red hot, not at all.

Your first few deals should allow you time to figure out a process that works for yourself and decide if real estate is really something that you want to pursue.  2) Landlording - Jumping straight in to a 10-20 unit property may sound flashy, but if you find out being a landlord isn't for you, you'll either fail to properly screen reliable tenants (because there are just so many and you don't have a good system ), or you'll have to pay a lot of $ out of pocket for a Property Management company to do so.  

They generally aren’t flashy, don’t make a big production of themselves, aren’t overly charismatic, and aren’t necessarily brainiacs. 

I dont have much of a flashy background when it comes to real estate.

Because some mutual funds are hoping you won't know enough to look closely, or will invest with them just because they have a flashy name, even if a lesser known fund has an identical portfolio.All this is to say that looking at shady or misleading TK outfits and saying "look at those jerks, TK is a waste of money" is really throwing the baby out with the bath water.
