Our experience is that many lenders/servicer customer representatives may not know the protections that exist for those that want to put asset protection steps in place. 

Can you give the forum a few numbers on your existing properties, including estimated values, current loan balances, current rent on the duplex and expected rent on the SFH?

For the past 4 years I've been focused full-time on the niche of pre-existing non-conforming land parcels and/or land that is considered undevelopable.Basically, I focus on rehabbing lots instead of rehabbing houses and I have virtually no competition up here in the New England Area.Is anyone else here doing this?  

It won't be as promising; the saturation of this thematic investing choice has defeated it's purpose.

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

Problem is it doesn’t exist as a “public” offering.  

If any need for boots on the ground ever exists for you, I would be happy to assist or brainstorm.

Meaning the buyer cannot take over the seller's existing mortgage.

This is literally the entire reason these companies exists - to get this stuff right.As for why, I have no idea why there has been an uptick.
