I completely disagree with the lege and Texas Real Estate Commission that failure to disclose is brokering. 

As far as buying direct from banks, I will also disagree with you on this.  

Respectfully, I disagree about the screening process.

I thought about asking him what the difference is between an agent and a "consultant" several times when we disagreed on here/ when calling him out for giving terrible advice but held my tongue.

With respect to hiring a PM, I respectfully but very strongly disagree.

If you disagree then you should just ignore the advice you get and plow ahead.

But I disagree with your point about needing to start with that type of capital (although it makes a big difference).

I look at every property on its own merits.I know others will disagree and that’s great, the more varied the perspectives the better.
