The cost of an employee (depending on your state and business structure) can really add up once you account for all the overhead which goes into their work (labor, equipment, insurance, taxes, business administration). 

Fortunately with this being a hotel asset you are better equipped to coordinate the necessary vacancies to proceed with the improvements.

To summarize, I am fully equipped, licensed, and knowledgeable to handle all aspects of the actual repair, however my ignorance lies within the funding (hard money) and the business aspects of home flipping.
