These days, even properties with nice amenities like pools need to go the extra mile to capture attention and bookings.

$1,500-$1,600 is about the going rate for a 2/2 in most average areas of BR, but I can see where some neighborhoods would get more.Another thing to think about - if the property is sitting vacant right now and you have ready and willing (and qualified) tenants, then the opportunity cost of waiting an extra month or two is $1,550/month.

It's easy to obtain, costs very little, and doesn't require extra, on-going effort to maintain.

Ensure your contractor has a clear timeline, keep extra cash reserves, and start marketing your rental rooms early. 

This doesn't seem like it really requires much extra work except on the front end actually getting licensed.

The additions they put in to make extra bedrooms take away the standard livable areas you would find in a typical SFR.

When that happens, it becomes a race to the bottom.I'm not saying don't invest there, but be extra cautious and maybe look for something that makes it unique.

Then you can choose to get a roommate to make extra money.
