Sometimes market conditions can limit buyer negotiability, but overall I try to emphasize focus on repair items that would be of concern to any prospective buyer/investor. 

@Scott Trench I think does a great job of emphasizing this but there are so many cheerleaders AND gurus telling everyone that they can invest with "OPM" even if they have zero dollars and zero experience.
