Diana Teng Should I Buy My First Rental Property Out-of-State If I'm Unable to Scout the Area?
19 February 2025 | 57 replies
@Diana Teng there are a LOT of potential pitfalls:(So, it's vitaly important to not just find someone that you think you can trust because they tell you what you want to hear, but you find someone that their processes seem a good fit for what you want.EXAMPLE: we do BRRR Turnkeys for clients and take numerous vides we share with them - initial, worst state of any demo, when HVAC, plumbing, electrical update BEFORE walled in, before any major payouts and of course a final walk-thru video. One thing that's accurate from all the HGTV renovation/flip shows is that you should expect and plan for surprises!

Eric Inigo Experience or thoughts on Homeroom?
21 February 2025 | 102 replies
For a total gross rental income of $3,300.PITI will total $1,364$561 for 5% maintenance, 5% CapEx and 7% vacancy allowance (HomeRoom gives 10% vacancy as a general estimate but my property is the best location of all the Indy properties, close to downtown and UIPUI campus, and discounted compared to room rates at other houses so I don't expect 10% vacancy) The house just underwent a complete top to bottom gut reno with new everything including roof, sewer, electrical, appliances, etc, so I'm budgeting low for CapEx.$495 for 15% property management. That puts total expenses at $2,420, out of GRI of $3,300, for a monthly cashflow of $880 (11.7% CashROI).This also leaves plenty of room for future rent increases.
