You should create a presentation to demonstrate how you intend to use their money and what they can expect in return.

The ADA defines "readily achievable" as “easily accomplishable and able to be carried out without much difficulty or expense.”Without much difficulty or expense is substantially different for a small mom and pop restaurant than it is for Google or TJ Max.

It's up to their tax professional on how to present that info on their tax returns.

Or at least what are investors looking for today as far as return and cap rates?

This is a significant risk to the other two parties that are bringing the deal and the money when they could just as easily hire a contractor and keep the equity for themselves.
