A failed pressure test or known electrical issue would prohibit this@Shelby Ek  If the the property did not fail the FSM pressure test, a buyer would be able to turn on the water

I wonder if rent control laws will be easing anytime soon in this city - other than capping rent prices, I don't think they do anything to help improve the quality of rentals.

I did not want to incur the cost but I figured...that maybe....just maybe....sometime in the near future us ADU home owners may be able to rent both units....like a duplex.At that point it will be worth it to let the tenets be responsible for their own bills.Not saying that other ways are bad...they are actually very cost effective if you are living there...but what about as you scale your business and move onto other properties.This of course if your city will allow you to rent both units...the city I am in is tough but things can change as more pressure is being put on affordable housing.Once again...not saying any way is right or wrong...I just did it this way for the reason I just mentioned.Thank you....

Hi @Emilie Berger, I would recommend talking to a Portuguese mortgage broker about the loan, as far as I know, it is possible, don't know if it's easy but conditions and ease will differ, probably by a significant amount, from bank to bank.

And honestly a-lot of these TK buyers are not doing proper due diligence before buying and are pressured into buying (by some not all).

Then a draw for mechanicals, then drywall/paint,and so forth.I have found that uploading pictures to a shared dropbox folder, with frequent status reports eases everyone's minds .I have used my credit accounts in the past and been stuck with the bill.

Many early investors put too much pressure on their first purchase and have unrealistic expectations.

In response, I had a plumber and a water restoration company come to assess the situation.The restoration company cut into the drywall, and the plumber thoroughly inspected all the pipes, performed a leak test, and conducted a pressure test.

They're pressuring their investor-clients to pay for their sins with change orders and/or escalations, or escalations disguised as change orders.

If you're trying to get money out of these guys the time for pressure is now, while they are still acting like there is a future.
