by not having to advertise, not having down time, not having to give bids that don't result in work, etc.Many contractors would rather work 300 days/year at a lower rate than 180 days/year at a higher rate (plus have all the headaches of having to drum up business).

That said, it's just economics:  in states with lower eviction cost and turn time, lower security deposits can cover the down time.
