Cash flow, especially in this day and age, helps keep the property afloat and paying for itself without you having to put more money into it.

It sounds like you are in a great position at your age. 

We are fair housing compliant regarding animals.Our tenants’ safety and the peaceful enjoyment of their home is important to us, so we do a credit/criminal background check on all applicants aged 18+, as well as employment and prior landlord verifications.

Those numbers are arbitrary unlike taxes and insurance and they vary based on age, condition, area, landscape, PM, and other things.

As such, they are not able to set aside sufficient funds for inevitable capital improvements as the community ages.  

A freeze on REIT distributions is entirely distinct from promissory notes or hard money loans.

There's lots of definitions and distinctions between the two that get thrown around. 

I can only speak to the Texas market, where malls that focus on creating consumer experiences (coffee shops, kids play area, entertainment-based tenants) are still performing well even in this age of online shopping.  

In Washington State, there’s often a distinction between short-term guests and tenants, but repeated and continuous occupancy can blur those lines.

We just finished one flip with a $120K spread that literally no one else wanted to touch due to the age...!
