Based on our previous information we gathered from discovery & previous appraisals- we knew the building needed work, but after walking through the all the units, deferred maintenance was an understatement!!

So I've been studying the state of the art, best tools & practices in Property Management, especially curious about Work Network development and proactive, preventive maintenance.What I've been surprised to discover is that the best PM platforms are full-blown accounting systems, designed to replace the likes of QuickBooks which has been so popular for so long.The thing I'm wondering is, if real estate investors are well diversified, they're probably doing a lot more than just investing in real estate.  

Phase 2 and Phase 3 go up from there depending on what they find and the necessary level or discovery and remediation.

Did you know if you act as your own GC in California that there is a 10 year period from substantial completion to discovery of a construction defect to file suit (called the statute of repose).  

The rest are in a discovery period trying to see what they want to do.With 500k down it is tough to get into quality commercial R.E. for hands off triple net.

@Joel Castaneda You have a lot to unbox with your post but yes a FSBO sign could be a discovery or a dud. 

One major mindset shift for me was the "discovery" of leverage.

IBuyer programs are "instant" or technology enabled buyers who purchase homes from consumers without placing it on the open market for price discovery.

Discovery and due diligence, finding the land, the design and plans of what you want to build , financing , etc?
