Closed on 1 last week and have 4 more under contract.Finding deals that make sense has slowed me down but getting the first 2 rented out gave me some confidence and a bit more experience, which will help over these last 7 months.The good thing is...I'm patient and will stay disciplined in my buying strategy until I know it works.  

In the Smokies the people I know (including a few of my own properties) who had a lower purchase price have "price discipline" and are keeping rates where they "should be" and adjust for demand. 

Real estate investing is a business in its own right, which stimulates you to develop a whole range of business and personal skills like planning, project management, communication, admin, self-discipline, action orientation, etc.

For other disciplines such as flipping, multifamily investing, wholesaling, creative finance, I agree that you would want to go straight to one of the many gurus and take their mastermind mentorship courses.

Taking time to write out a plan, instead of being handed one; self discipline as opposed to having a set of tasks done before my next check in with the "teacher." are probably equally effective if you take two people with the same level of motivation each prepared to invest the same dollar resources in their venture.
