I have been with a property management company for 2-3 years in Arizona and the property is being run continuously at a loss.

I am left feeling that working with them was a wasted investment and decided to cut my losses and move on.

Additionally, they made the argument that, as a large company, if something went sideways with an investment, they would cover the losses.

@Mohammed Islam, The claim of loss due to the tenant moving out for the sale COULD absolutely apply to the situation.

For a little background - I have been taking a big loss on this property for the last year for reasons out of the control of my property managers.What would you do in this situation?

Turn the water heater valve off and see if that stops the pressure loss. 

If you raise 5% and lose a month you will have a net loss.

Make sure both parties fully understand and agree on:How profits/losses will be split Who is responsible for what (e.g., repairs, management, communication with the seller).Exit strategies in case things don’t go as planned.When you do find the right partner make sure to create a joint venture agreement that outlines all of this clearly.

Start simple or go all in on a multifamily if you have the capital to support potential losses.
