I’m reading a book on the Great Depression right now that talks about the importance of staying liquid so you can pick up deals in stocks and real estate.

The auction process is so far removed from the seller that it seems nobody at the auction company has the authority to discuss a price reduction that reflects the depressed value that these issues represent to the house price. 

I think that is why when you meet people that have been doing it along time, they dont get excited or depressed, very mellowed.

@Johnny Chen I've been watching the market out there, thinking that the pandemic would depress prices as the hotels were shutdown for a while. 

Even if I am incorrect on that belief, it would be maybe once during the great depression and never in our life. 

or second worst.. depending on who you talk to .. my banker thinks it was worse than the 30s depression.. but anyway.. we are now coming back into balance.. and unless we have a Credit freeze again were is this distressed inventory going to come from.. ??? 

I know it was depressed along with everything else in 2008 but has since re-bounded well.

This begs the question of whether it's more profitable to do long term rental leases or short term vacation rentals or even an Airbnb setup for these properties.The main reasoning here of course is the still very depressed prices offering high potential for return.

Especially as men get older and gH, testosterone, etc depresses and weight gain (especially in the visceral/lower back area for men) becomes easier and it becomes harder to lose.

Rents in Quantico are extremely depressed due to the BS of getting into the city.
