Most of the stuff you can get at Home Depot or Lowes and get it the next day, so no delays once you decide on something. 

I had one client who was going to use it to purchase an STR but decided to wait a few months (he ran into some huge expenses with another rental capex stuff)

I don't yet have an estimate on cost.I've never used insurance for something like this because A) I've never had an expensive repair and B) I fix most stuff myself on my Denver units.Question is: Should I file a claim or will the insurance company raise my rates so much that it makes it not worth it. 

It’s filling out in a less dense manner cuz there’s so much space.  

Things change and we get older and generally think the new stuff sucks.

Learn basic maintenance stuff from YouTube (caulking, painting, learn how to use a drill, etc) and find a well priced handyman for maintenance.

Enter a strong rental town with lower cost housing, fix it up nicer than most stuff in town & lease (and repeat over and over). 

You don't want to distract the buyers from the house with too many items or stuff.
