And then do it again.It is actually possible to have a super experienced General Contractor, a very deep pockets money partner, and still lose money on a flip.The most common reason, in my experience, is having a project run over schedule and placing the property on the market during the off-season.

For example a property with a $100,000 door cost and very little capex is going to be a much better deal than a property across the street that is $80,000 per door but has significant deferred maintenance.So the analysis is preliminary and either can be used, but at end of the day you need to deep dive into the entire picture.

That being said, your numbers are still pretty slim and if you're not too sure about your ARV I think you should try to renegociate with the seller to get your numbers down a bit to offer you some more breathing room.
