From digging into real time market data and calcualting cash flow.. to literally driving for dollars, you want someone with an incredible network of pros who can unearth leads (probate attorneys, divorce attorneys, local fix and flip circles) that might connect you with a ready buyer or flud tenant.

I also recommend an AirDNA market minder subscription which can help see some historical data. 

The software steers you through most of the data entry.

I was able to push back and provided more data, he adjusted to $1,335,000.

That being said, its probably still worth looking at the data at those prices

So, for me, step #1 is to review the data the assessor has on my property.
